The Housing Fund, Inc (THF) is a private, 501(c)(3) organization established to finance affordable housing and neighborhood revitalization projects throughout Middle Tennessee and Allen, Edmonson and Warren counties in Kentucky. Since its incorporation in 1996, THF has assisted over 2,600 first time homebuyers receive $17.3 million in downpayment assistance loans, as well as providing more than $45 million in financing to assist individuals and organizations purchase, rehabilitate, or construct homes for low and moderate income families.  To put these numbers in perspective, THF has lent over $62.3 million, which has leveraged over $388 million in private financing for more than 3,700 units.

THF offers several lending programs designed to meet the affordable housing needs of low and moderate income individuals including the Home Ownership (NOW) and HOME Downpayment Assistance (HDA) loans which offer homebuyers a 2nd mortgage loan for the downpayment, closing and prepaid costs of homeownership; the Front Door —a free, one-on-one counseling session designed to help a client decide if they are ready to buy a home; Predevelopment Loan Program providing low interest loans to nonprofit organizations for predevelopment and planning activities; and the Development Loan Program which offers short term acquisition and rehab, construction loans and bridge financing to nonprofit and for profit developers for the development of affordable housing.


THF also provides Technical Assistance services to nonprofit organizations, housing authorities, and community organizations throughout the Nashville MSA in developing affordable housing projects.

THF is certified by the US Treasury Department as a Community Development Financial Institution (CDFI), and is supported by a variety of public and private resources including investments from financial institutions and corporations, grants from local, state and federal governments, foundations and United Way of Middle Tennessee.
